Design Concepts | ENVISION FRANKLIN 97 USES Uses Uses should be Regional Commercial, Local Commercial, Continuum of Care, Hotels, Institutional, and Multifamily Residential when part of a master planned, mixed-use development. Multifamily residential should be vertically mixed with ground floor commercial and upper story residential. Additional multifamily residential in stand-alone buildings may be a part of a master planned mixed-use development, but single-use multifamily development is not contemplated in this Design Concept and should be reserved for the Multifamily Residential Design Concept. The limited use of townhouses and live-work units may also be appropriate to help provide additional housing options in a walkable, mixed-use development and to transition to surrounding lower-scale residential. Higher intensity uses should be located closer to major thoroughfares, with less intensive uses transitioning to established residential uses.
