115 BUILDING TYPES Overview of Building Types 06 Chapter Franklin Zoning Ordinance Effective July 1, 2024 Multifamily Building: A building containing five or more dwelling units, with the units often stacked vertically, sharing common vertical walls and/or horizontal floors and ceilings, and often called apartments, lofts, condominiums, stacked flats, or age-restricted independent living. PD CI RC6 RC12 GO Commercial/Mixed-Use Building: A building that typically accommodates a single use or a vertical or horizontal mix of commercial uses. Multifamily residential may be on upper floors, depending on the district. PD NC CC DD 1ST 5TH RC6 RC12 GO LI HI Large-Scale Office Building: A large-scale, multi-story office building with a building footprint of over 20,000 square feet. PD RC6 RC12 GO Large-Scale Retail Building: A building of 50,000 square feet or more that is most commonly associated with large-format commercial uses. It may have several commercial uses in the building or have in-line retail, either beside or in front of the primary anchor tenant. PD RC6 RC12 Civic Building: A building erected to be used only for civic or institutional purposes. It may be designed to stand apart from its surroundings due to the special nature of its use as a public facility or it may blend in with its surroundings.
