06 138 Chapter Farmstead Residential BUILDING TYPES Franklin Zoning Ordinance Effective January 1, 2025 6.7 Farmstead Residential A building containing five to eight multifamily dwelling units whose form resembles a rural single family farmhouse, barn, or has agriculturally inspired architectural features that is designed around open spaces and viewsheds where rural character is desired to remain and may either be new construction or adaptive reuse of an existing farmstead. Permitted Districts PD Number of Dwelling Units Dwelling Units Five to eight per building Building Orientation and Entry Entrances Only one entrance on the front facade and prominently located and highly visible Facade Position Front facades shall face the frontage Windows Glazing Between 10% and 30% on facades facing frontages Window Shape and Alignment Vertically proportioned and symmetrically aligned, with proportions similar to those of a historic farmhouse Dormers Shall be set back a minimum of one foot from the exterior wall Trim on Windows Facing a Frontage Minimum 4-inch trim with sill and top place when siding surrounds the window Soldier course above the lintel and a rollock course below the sill when brick surrounds the window Shutters If any, shutters shall be proportioned to cover one half the width of the window from each side or the total window from one side Prohibited Glazing Materials Reflective, tinted, or other glass treatments that inhibit views into the building. This does not preclude glass treatments as required by the Energy Code or LEED certification
