23 366 Chapter Measurements, Calculations, and Interpretation of Dimensional Standards DEFINITIONS AND INTERPRETATIONS Franklin Zoning Ordinance Effective January 1, 2025 23.2.4 Front Lot Line The front lot line is the length of the front lot line and is maintained to the front yard setback line, at which point the lot width applies. Front yard setbacks are measured perpendicular from the edge of the existing or proposed right-of-way, whichever is greater. B. For corner lots, front yard setbacks are measured along all lot lines facing streets or internal drives, not including alleys. The remaining yards are measured as side yards. C. Lots in the R4, R6, CC, and DD districts have context-based front yard setbacks. The average front yard setback shall be calculated per the following steps: 1. Find the front yard setback (in feet) for each existing lot that has frontage on the block face. All existing lots with existing principal buildings are included in the calculation, including the subject lot. The block face is every lot on the same side of the street between two intersecting streets, railroad right-ofway, or watercourses, or combination thereof; 2. Next, find the average front yard setback by adding all front yard setbacks together and dividing by the total number of lots in step 1 above to find the average front yard setback. D. Front yard setback measurements for lots on a cul-de-sac or curved street or internal drive follow the curve of the front property line. B. The minimum lot size is the smallest size of a lot established by this Ordinance on which a use or structure may be located in a particular district. C. Lots in the R4 and OR districts have contextbased lot size minimums, which shall be calculated per the following steps: 1. Find the lot size (in square feet) for each existing lot that is on the block face. The block face is every lot on the same side of the street between two intersecting streets, railroad right-ofway, or watercourses, or combination thereof.
