279 HISTORIC RESOURCES Integrated Edge 18 Chapter Franklin Zoning Ordinance Effective January 1, 2023 18.6 Integrated Edge 18.6.1 Description A. The integrated edge incorporates the historic resource into the overall design of the development or redevelopment, with the historic building being a prominent focal point, appearing as if the balance of the site evolved around it. B. New buildings within view of the historic resource are designed to be similar in scale and architectural character with the historic building. 18.6.2 Prominence of the Historic Building A historic building shall be made a visually prominent focal point of the new development through one or more of the following integration techniques: A. Create a square or green fronting the historic building that is designed to highlight the historic resource as a focal point; B. Design the street network so that the historic building is at an entry or destination location within the new development; or C. Create a corner location for the historic building so that it terminates a public vista as viewed down two or more streets. In such case, adjacent new principal buildings shall be no closer 200 feet from the historic building. 18.6.3 Design of Streets and Driveways A. New streets and driveways shall be located and designed to appear as if they were developed over time around the original historic building as part of a natural evolution. B. Streets shall reflect the character of the historic building, such as ribbon curb in rural or farm areas. C. Streets shall be located and designed so they do not cause the side or rear facade of the historic building to face the new street. 18.6.4 Lot Size Differentiation A. The lot that contains the historic building shall be at least 100 percent larger than any adjacent residential lot. B. If the historic building is located in an open space lot, the lot size shall be at least 25,000 square feet.
