05 102 Chapter Accessory Uses and Structures USE REGULATIONS Franklin Zoning Ordinance Effective December 30, 2019 of the total gross floor area of the principal building or 5,000 square feet, whichever is less. N. Satellite Dish Antennas Satellite dish antennas measuring one meter (39 inches) or larger in diameter shall: 1. Be prohibited in locations where an antenna would be visible from the public right-of-way on lots in the HPO, unless otherwise permitted by applicable FCC regulations. O. Security/Caretaker Quarters A dwelling unit for security or caretaker quarters shall: 1. Be limited to one such dwelling unit per permitted principal use; 2. Be inside the principal building (detached dwelling units or mobile homes a re prohibited); 3. Not exceed 1,500 square feet of gross floor area; 4. Provide at least one parking space for each bedroom, in addition to the required parking for the principal use; and 5. Be occupied only by the owner, operator, caretaker, or an employee of the principal building, plus that person’ s immediate family. P. Sheds 1. Sheds with a building footprint larger than 120 square feet shall comply with the principal building type standards for materials, material changes, roof elements, and colors. 2. The building footprint shall not exceed 50 percent of the building footprint of the principal building. Q. Short Term Vacation Rental See Paragraph 5.1.4.R, Short Term Vacation Rentals. R. Stand-Alone Drive-Through Uses or Automatic Teller Machines or Kiosks Stand-alone drive-through uses or automatic teller machines or kiosks shall: 1. Be a permanent structure with a fixed foundation; 2. Be limited in size to 30 percent of the gross floor area of the principal building or 600 square feet, whichever is less; 3. Use the same exterior materials, colors, and architectural style as the principal building; 4. Have adequate vehicle stacking spaces; 5. Be oriented so that vehicle stacking does not queue within public right- of-way or interfere with other on-site vehicular circulation; 6. Not be located in private streets , internal drives, landscaping areas, required yards, or setbacks ; and 7. Not use freestanding signs. S.
