06 136 Chapter Commercial/Mixed-Use Building BUILDING TYPES Franklin Zoning Ordinance Effective December 30, 2019 Horizontal Articulation Horizontal Articulation Buildings shall have a base, middle, and cap Storefronts Any storefront shall have display windows , transom windows, knee walls of between 18 and 24 inches tall, and other architectural elements such as bulkheads, trim, and cornice detailing Officefronts Any officefront shall be articulated with architectural elements and pedestrian weather protection Ground Floor Height Minimum of 13 feet on ground floor from finished floor to finished ceiling, unless a lower height is required in the HPO through approval of a certificate of appropriateness Parapet A parapet wall shall contain a cornice that projects a minimum of four inches, such as molding, corbels, traditional brick coursing patterns, or other ornamental cornicing Roof Elements Rooftop Mechanical Equipment See Subsection 13.3.2, Rooftop Mechanical Equipment Green Roofs May be used to achieve stormwater and LSA requirements Materials Primary Materials on a Facade Up to two of the following: brick, natural stone, cultured stone, smooth wood siding, or fiber cement siding Material Changes Shall coincide with form, structural, or massing changes and shall occur at the inside corner of such change Accent Materials (Up to 25 Percent of Net Facade) Architectural metals, authentic stucco, scored precast concrete, or any primary material not used as a primary material on the building Prohibited Materials Corrugated metal, EIFS , smooth-faced or split- faced concrete block, vinyl cladding, and similar facade finishes Materials in CFO or CAO See applicable overlay district Colors Colors Up to three colors, including material colors, but excluding trim colors Color Changes Shall coincide with form, structural, or massing changes and shall occur at the inside corner of such change Prohibited Colors Overly bright or neon colors HHO or Steep Slopes See Section 4.4, HHO District , or Section 17.1, Steep Slopes , if applicable Transitional Features Requirements See Chapter 8, Transitional Features
