Other techniques that break up the scale of a building to complement existing development patterns, subject to approval by the applicable review body. 8.4.5 Building Character Where a clearly established building character and scale exist that is expected to remain, infill development shall blend with nearby buildings through use of: A. Window and door openings with area ratios and proportions similar to those on nearby buildings; B. Similarly sized and patterned architectural features such as windows, doors, awnings, arcades, pilasters, cornices, wall offsets, primary facade materials, and other building articulations of nearby buildings; and C. Similar roof types, slopes, or arrangements. 8.5 Transitional Features for Residential Development in the CFO 8.5.1 Applicability This Section shall apply to development on residential lots in the CFO to achieve compatible infill in or adjacent to existing residential neighborhoods, while reinforcing the established character of the neighborhood and mitigating adverse impacts on adjacent buildings. 8.5.2 Building Character A. Proposed development shall blend with nearby buildings through use of similarly sized and patterned architectural features such as windows , doors, awnings, arcades, pilasters , cornices, wall offsets, primary materials on a facade, roof forms, and other architectural elements. B. Proposed residential development shall blend with existing buildings along the same block face through use of: 1. Dormers that are set back a minimum of one foot from the exterior wall of a front or side elevation; 2. Massing that divides the building into smaller parts; 3. Materials that do not accentuate verticality; 4. A one-story front porch or entry element; 5. Garages with traditional placement and orientation entirely behind the main structure and subordinate in height. 8.6 Perimeter Residential Lots 8.6.1 Applicability This Section shall apply to residential development. 8.6.2 Lot Standards A. New single-family residential lots on the perimeter of a proposed development, where adjacent to existing lots in a recorded residential subdivision, shall be no less than 75 percent of the average lot size of the existing contiguous lots. B. Duplexes or multiplexes, where permitted along the perimeter of a proposed development, that is adjacent to single- family residential lots in a recorded subdivision, shall have comparable building facade widths to the houses on the adjacent residential lots.
