345 DEFINITIONS AND INTERPRETATIONS Defined Terms 23 Chapter Franklin Zoning Ordinance Effective December 30, 2019 Building Permit A permit required by this Ordinance prior to commencement of certain types of construction or development activities. Building Site Either: (a) a parcel of land that has not been subdivided as a separate lot, which is designated by an applicant as a building site in a development plan, site plan, or permit application, and which accommodates, or is available to accommodate, a principal building or (b) a lot. Building Stepback The linear organization of building form within a single building that establishes portions of a building with a higher or lower height in a deliberate progression. Buildings may be “stepped-back” from the street edge, from a lot line, or from adjacent buildings. Building Wall The entire surface area, including windows and doors, of an exterior wall of a building. c Caliper A method of measuring the diameter of the trunk of a tree for the purpose of determining size. The caliper of a mature, established tree is measured at diameter at breast height (DBH). The caliper of an young, nursery-grown tree is taken at six inches above the soil. If the caliper of the nursery-grown tree exceeds four inches, then the tree is measured at 12 inches above the soil. Campaign Sign A type of temporary sign as regulated by Tennessee Code Annotated § 2-7-143. Canopy A permanent, but not completely enclosed structure, which may be attached to or near a building for the purpose of providing shelter. For the purposes of this Ordinance, carports and awnings are defined separately and not regulated as canopies. Canopy Sign A type of sign described as such in Section 15.5, Canopy Sign. Canopy Tree A tree that has an expected height at maturity greater than 40 feet and which produces significant shade because it has a crown that is oval, round, vase-shaped, or umbrella-shaped.
