75 OVERLAY ZONING DISTRICTS CAO—Columbia Avenue Overlay District 04 Chapter Franklin Zoning Ordinance Effective December 30, 2019 C. Building Type Standards The house is the only permitted building type. Each building shall meet the following additional standards: 1. Each front facade shall have a porch; and 2. The roof shall have overhanging eaves on all sides that extend a minimum of one foot beyond the building wall. D. Frontage Type The yard frontage is the only permitted frontage type. E. Signage Internally illuminated signs are not permitted. F. Parking Certain uses in the CAO2 may have reduced parking requirements, pursuant to Subsection 10.1.6, Minimum Parking. 4.7.6 CAO3—Commercial Transition Development Sub-District Properties within the CAO3 shall comply with the requirements of this Subsection. A. Sub-District Boundaries The CAO3 includes properties located along Columbia Avenue generally from Fairgrounds Street to south of Downs Boulevard. These standards are intended to create a more pedestrian- oriented commercial node that is complementary to the adjacent residential neighborhoods. B. Dimensional Standards The following dimensional standards are required: Building Setbacks Front Yard 15 feet minimum 40 feet maximum As measured from the right-of-way Building Height Building Height 2 stories maximum C. Building Type Standards Primary materials on facades of residential buildings shall be brick, wood siding, or fiber cement siding. Natural stone, cultured stone, and fiber cement materials are permitted and encouraged as accent materials. D. Parking Certain uses in CAO3 may have reduced parking requirements, pursuant to Subsection 10.1.6, Minimum Parking.
