DRAFT FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 104 Accessory Structures Historic Accessory Structures • Preserve and maintain historic accessory structures. Conduct routine maintenance and major repairs on historic structures in order to ensure their preservation. • When conducting work or alterations on a historic accessory structure, follow the guidelines for Historic Residential Buildings or Historic Commercial Buildings, whichever is applicable, except for the Foundation and Chimney guidelines. • When considering an addition to a historic accessory structure, follow the guidelines for Additions to Historic Residential Buildings except for the Porch and Balcony, Foundation, and Chimney guidelines. Accessory structures should not exceed 1 1/2 stories. • Consider adding porches or balconies only if placed out of the public viewshed and subordinate in footprint, size, mass, and scale to the main form of the accessory structure, as porches and balconies were not common to historic accessory structures. • Design the foundation on an addition to be compatible with height and materials of the foundation on the historic accessory structure. Follow the guidelines for foundations on new accessory structures. • Avoid the use of chimneys on accessory structures. Freestanding outdoor chimneys may be appropriate if sited so that they are not readily visible from the street. Historic Accessory Structures
