DRAFT FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 107 chapter 5 1 1 Limit the upper story to 60% of the square footage of the bottom floor 2 2 Bottom Floor • Design accessory structures with simple forms that are reflective of the principal building. • Design the accessory structure and site improvements to account for minimum landscape surface requirements in the Zoning Ordinance. Landscape surface area for new residential buildings in the Planned District (PD) should not exceed 35 percent. Materials and Exterior Finishes • Use materials and exterior finishes typically used in historic equivalents. • Avoid strictly modern siding materials like vinyl or pressed wood. • Where lap siding is used, lap exposure should be consistent with that on the principal building and adjacent historic buildings. • If new accessory structures lack historically appropriate detailing, such as on prefabricated sheds, locate them so they are not visible from the front façade or street. Roof • Use simple roof forms typical of historic accessory structures in the district. • Use asphalt shingles, fiber-glass shingles, 5V metal, or standing-seam metal roof materials.
