DRAFT FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 38 Residential Buildings Additions to Historic Residential Buildings Size • Limit the size of an addition so that the building footprint of the addition is no more than 50 percent of the building footprint of the historic portions of the building (that are at least 50 years of age). Porches and all roof-covered areas factor into the building footprint. • Design the size of an addition to be subordinate to that of the historic building, where visible from street view. • In certain circumstances, larger additions on larger lots with deeper setbacks may be considered, where the additions will offer minimal visibility from street views, and all applicable guidelines are met. 50% 1 2 Limit the size of the addition to no more than 50 percent of the historic building footprint 2 Historic building footprint inclusive of porches and roof-covered areas 3 Front porch/roof covered area 1 4 4 Any portions of the building approved for demolition by the HZC are not counted towards the size of the historic building footprint 3
