DRAFT FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 76 Commercial buildings Additions to Historic Commercial Buildings Building Form • Design the massing, scale, and proportions to be subordinate to the historic building. • Design additions to be complementary and compatible in design and detailing to the historic building, but clearly identifiable using methods such as roof breaks, wall insets, or wall off-sets. • Match the foundation and floor-to-ceiling heights of an addition to that of the historic building. • Consider replicating a historic addition only if historical documentation exists. Roofs • Design additions with flat roof forms to match the historic building. Balconies and Porches • Consider adding a balcony or porch to a historic commercial building only if historical documentation exists. Decks • Design new decks to rear or obscured facades with minimal visibility from the street. • Use wood materials and simple wood rail designs with square balusters. • Rooftop decks may be appropriate if the decks are not visible from the front façade or the street. Select inconspicuous rail designs that minimize their visibility and prominence.
