FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 108 Accessory Structures New Accessory Structures • Design accessory structures so that their scale is subordinate to that of the principal building they serve, but in no case should they exceed 11/2 stories. Where an upper story is appropriate, limit the upper story square footage to 60 percent of the square footage of the lower story building footprint. 1 1 Limit the upper story to 60% of the square footage of the lower story building footprint 2 2 Lower story building footprint • Design accessory structures with simple forms that are reflective of the principal building. Size • Size the accessory structure building footprint so that the overall building footprints (of all portions of the existing principal buildings, accessory structures, and proposed additions on the lot) do not exceed 35 percent of the lot. Materials & Exterior Finishes • Use materials and exterior finishes typically used in historic equivalents. • Avoid strictly modern siding materials like vinyl or pressed wood. • Where lap siding is used, lap exposure should be consistent with that on the principal building and adjacent historic buildings. • If new accessory structures lack historically appropriate detailing, such as on prefabricated sheds, locate them so they are not visible from the front facade or street.
