FRANKLIN HISTORIC DISTRICT DESIGN GUIDELINES 68 Commercial buildings Historic Commercial Buildings abrasive cleaning methods. • When repointing is needed, use mortar to match the original in composition and appearance. • Rake new mortar joints to match the original profile. • Avoid application of stucco or Drivit. Metal • Preserve and maintain historic cast-iron and sheet metal features, such as pilasters, columns, cornices, and hood moldings. • If desired, remove later materials to expose historic metal. • Maintain metal finishes such as paint and keep metal clean. • Use detergent for cleaning. If needed, use abrasive methods to clean cast iron only if the pressure does not erode the surface. Test abrasive cleaning methods on a small area before using and cover adjacent surfaces for their protection. • For lightly rusted metal features, hand scraping with a metal brush followed immediately by priming and painting is advisable. If rusting is heavy, low-pressure grit or sand blasting or chemical treatment may be required and should be used with professional assistance only. Adjacent materials should be covered during blasting. • If repair is needed, use methods that allow features to retain their historic appearance and as much of their historic materials as possible. Wood • Preserve and maintain historic wood materials. Do not cover or conceal historic wooden elements. • Paint, repair, and provide other regularly needed maintenance. Should historic exterior wood require repair or replacement, the resulting materials, profiles, and designs should match the historic configuration. • Use epoxy to strengthen or fill in damaged or missing sections of wood. • For large areas of decay, remove only the damaged section and replace it with matching materials.
